Cracks slowly spreading across the ceiling and wall corners, together with an entrance floor that had settled into an uneven step, are not just a cosmetic issue — they are a warning sign that the foundation is settling. This home in the Bangna-Trat area began with exactly these symptoms, so URETEK came in to diagnose and fix the root cause, rather than simply patching over the cracks.
🔍 The Warning Signs: Cracks That Signal Settlement
Diagonal cracks along wall–ceiling corners, doors and windows that start to stick, and an uneven floor are classic symptoms of uneven foundation settlement. Left alone, the cracks widen and keep spreading.
🧭 Finding the Cause: Why the Foundation Settled
Our engineers used a laser level to measure the actual settlement and assessed that part of the soil beneath the foundation was carrying load unevenly, allowing the structure to sink. From there they set the position and number of piles needed.
⚙️ The Fix: Micropiles Down to Firm Strata
We opened the floor along the foundation only where needed, then drove steel micropiles segment by segment down to genuinely load-bearing strata — transferring the building's weight off the settled soil and onto the piles.
🧱 Adding Strength: A Concrete Tie Beam
The pile heads were welded to reinforcing steel and the existing footing, then a concrete tie beam was cast around them to distribute the load evenly across every pile — making the foundation act as one solid, stable unit again.
✅ The Result: Settlement Stopped at the Source
Once the foundation was stable, the cracks stopped widening. We closed the floor and restored the area to its original state, giving the owner a home that is stable for the long term — with no demolition and no heavy machinery.
